For those contemplating becoming landlords, the timing could not be better. Economics predicts that high demand results in shortage of supply for affordable and available rental properties for several years.  The demand for rental homes will drive rents higher and returns on real estate investments properties will be very attractive for any rental property investor who does their homework.

As of September 2016, the average rent for an apartment in Orlando was $1,338 per month. This is an increase of about 3.5% over the past six months. Residential rental rates have also climbed during the same period. These rental trends promise to provide increasing returns for property investors and those looking to purchase a rental property to supplement their income for the long-term.

Of course, where the rental property is located is very important. High demand neighborhoods such as the Central Business District, Lake Formosa and Baldwin Park will demand higher rents and with have corresponding higher purchase prices. Be sure to do your research before you buy any investment property. The location of your property will be critical to the return you will earn on your investment.

What about Short-Term vacation rentals?

The theme parks, proximity to beaches, and cruise ships, makes Central Florida a unique market for investors. There is a constant demand for residential renters and a high demand for vacation and tourist renters, too.

In 2015, about 66 million people visited Orlando. Many vacationers seek other options than hotels such as vacation or short-term rental homes. Orlando area landlords can consider short-term rentals to meet the demand for vacation homes as well.  Both options provide the potential for excellent returns on your investment.

Private homes, condo hotels, condominiums, and town-homes are all property investment options worth investigating.  They are usually more affordable and are often in sought after locations. Smaller rental units will be easier to rent to undergraduates, young professionals or tourists.
