Aerating a lawn is an important part of keeping it green and healthy. Experts in the industry strongly suggest aeration once a year or more, especially if your rental property has soil with so much clay, is heavily used, or is otherwise tightly compacted. Aeration requires special tools, such as a machine that will cut a small round plug in the grass and dirt beneath and pull it out. There is also a device that makes holes in the ground with spikes, but this method, if not performed correctly, can actually make matters worse, and is not recommended.
The aeration process is necessary because when the soil gets too compacted, water and fertilizer will have a difficult time reaching down to the roots of the grass. If this is allowed to happen, the yard may develop bare patches and be prone to disease or pests; and whatever grass is left may become unhealthy and turn yellow or brown. Not doing anything won’t make the problem disappear. Even though you continue watering or mowing, none of it would help if the nutrients your grass needs cannot reach it.
